Independent Appraiser Guide
How to Set Up Your Appraisal Business
LLC basics, insurance, taxes, equipment, and startup planning for new independents.
Many independents eventually set up a business entity, separate bank account, basic insurance, and organized bookkeeping. A home office, reliable vehicle, laptop, and a modest field kit are often enough to start.
| Business area | Typical starting need |
|---|---|
| Entity and banking | LLC or similar structure, EIN, separate business account |
| Insurance | E&O and general liability depending on role and contracts |
| Taxes | 1099 tracking, mileage logging, quarterly planning |
| Startup budget | Often a few thousand dollars for gear, software, and setup |
Estimating software and field tools are the backbone of the role. Most new appraisers should focus on learning one major estimating platform well, then expand as needed.
| Platform | Common strength |
